Opportunities

What type of properties my company is looking to acquire. What value will my company bring to these properties when purchased:

Class B and class C properties in stable communities with a long history of steady growth, mainly in the Midwest and Southeast United States.  We believe in investing in cities that were less affected by significant economic events, such as the recession in 2007-2009.  This should provide a certain level of assurance that our investments will continue to perform favorable for a long period of time.  Though booming markets are intriguing, this is not our primary focus, steady and strong growth is more comfortable than big swings.

We believe that light value-add opportunities give the best risk-adjusted scenarios for attractive returns.  These include properties that need light rehabilitation and properties that are being mismanaged with expenses that are higher than they should be or rents that are lower than they should be.  Properties needing moderate to heavy construction and rehabilitation are not our primary focus for now.

Alex Gingrich

Alex has been a real estate agent in Los Angeles since 2007 and has helped over 200 clients buy and sell real estate.  Before his real estate career, Alex was an auditor at Deloitte.  At Deliotte Alex audited public companies to ensure their financial reporting to investors was accurate and met government regulations.  Alex has his bachelor’s degree in Business Economics with a minor in Accounting from the University of California at Santa Cruz.

Alex has been a real estate investor since 2008.  Current holdings:

  • Hollycrest Apartments – Vancouver, WA.  12 class C units.  Acquired in 2008.
  • Single Family Rental – Altadena, CA.  Acquired in 2009.
  • Single Family Rental – Memphis, TN.  Acquired in 2014.

Alex has been a part of an apartment investment organization since 2015 which currently owns over 1,300 apartment units.

John A Recob

John is a seasoned commercial real estate investor and syndicator.  John has been a commercial real estate investor since 1999, full time since early 2011.  John currently concentrates on Workforce Housing acquisitions and their ongoing management. 

John is Vice President of Acquisitions for RE/Solv Property Investments, Inc and currently serves as the Managing Member and President for 21st Arlington Apartments LLC, which purchased four apartment properties in 2012.  John is a Gold Coach with Apartment Mentors/Success Classes and teaches a sixteen-hour workshop on how to complete due diligence for commercial properties which highlights typical obstacles and ways around them.  John has a degree in Civil Engineering and spent over 30 years in commercial Construction Management.

    • Market Rents: Property renovations and proper management are the best ways to keep rents at or slightly above market.
    • Value Add Projects: Different properties different value-add opportunities, from the addition of storage units, to coin laundry facilities, to billboards, we look at an array of options to increase cashflow and equity.
